What is the process for selling my property?

  1. Pre-inspection: Before listing a property for sale, we conduct a physical inspection of the property, ask the owners some technical questions about it, and agree on the asking price.
  2. Real Estate Commission Agreement: The terms of the agreement with our real estate agency are set forth, including the term of the agreement and the commission rates.
  3. Photography: We make a second visit to take photos and videos of the property, highlighting its best features and angles.
  4. Advertising and promotion: We handle listing the property on our website and promoting it on our social media platforms, such as Facebook, Instagram, YouTube, etc.
  5. Open house: With the seller’s permission, we may hold an open house for the property, allowing potential buyers or real estate agents to visit it.
  6. Viewings: Once we’ve scheduled an appointment with a prospective client, we contact the property owners or managers to arrange a tour of the property for the client.
  7. Negotiation: Once a buyer is interested in purchasing the property, they make an offer. We forward this offer to the seller, and once the offer is accepted, we proceed with the necessary paperwork at the notary’s office.
  8. Signing of deeds: closing of the transaction and signing of the purchase and sale deeds, transfer of ownership.

 

If I am a foreigner, what paperwork do I need to buy a property?

  1. Application for a permit with the Secretary of the Economy and payment of fees.
  2. Signing of the trust agreement.
  3. Payment of fees to the real estate bank and notary fees.

 

As a buyer, what costs am I responsible for when making a purchase?

All notary fees, notary’s fees, payment for the certificate of no encumbrances, payment for appraisal fees (only if purchasing with a mortgage), payment of transfer taxes, and registration in the public property registry.

 

As a seller, what expenses am I responsible for when making a sale?

Payment of income tax.
